  • We find the job — the land-buyer engine, outbound, and prospect pages, pointed at your service area

  • You pay when it signs — five percent of the contract, invoiced on execution, due on your first draw or in 30 days. Three percent inside the Department — the seat buys the rate down.

The second door · by qualification

We bring the job. You pay on the close.

Rendered prices the work. This door prices the outcome. When the job came through our engines and we built the room that won it, you pay five percent of the contract and nothing before that — three percent if you hold the Department seat. A job you brought is on the Rendered door: the band fee at order with no close fee, or, by the same qualification, $0 now and five percent when it signs.

The fee never comes out of your margin. It goes into the proposal as a line the client approves along with everything else — preconstruction and proposal documentation, a cost every custom builder already carries and most already bill. Put ours where it belongs and you bid your number, not your number minus us.

This isn't open enrollment. We find the job and build the package before we're paid a dollar, so we choose who we do that for: licensed and insured, a reputation we can actually check, pre-qualified for the size of work we hand over, and a signed agreement before the first hand-off.   • The fee is fixed at order, and the clock starts when the job passes intake — a plan set or one dimensioned elevation or photo; your numbers in our template; brand assets, or “use what's on the site.” Missing anything and the job waits on you. No clock, and a full refund on request until then.
  • Want us to start anyway? Initial one line: anything added later is a change order at the printed rates and restarts the clock.
  • A revision round is one consolidated list of edits inside 48 hours. Two are included.
