How We'd Build It

An approach built for this site and these owners

Preconstruction first

We start by locking specialty subs, resolving open questions, and converting allowances to firm numbers as the construction documents issue — protecting your budget and ours.

Early buyout of the trades that matter

Zinc/sheet-metal, cedar shake, stone masonry, the custom gutter fabricator, windows, and the pool are quoted and booked first — availability and lead time drive both schedule and price.

Site and water, handled deliberately

Walkout foundation with fluid-applied waterproofing and perimeter drainage; a clear plan for the ledge; shell closed-in before winter so we're not chasing weather through two cold seasons.

Communication built for remote owners

A fixed meeting cadence that respects the time difference, weekly photo and video site reports, and a running decisions-and-allowances log. You'll see your house every week without being on site.
